Charles Margolis joined Audubon Enterprises as the Development Associate in September 2014 after an internship with the firm in summer 2013 in support of their public-private partnership transactions. Since joining Audubon full time, Mr. Margolis has compiled 15+ gap funding applications for the DC Department of Housing and Community Development’s Notice of Funding Availability applications and now takes the lead on the gap finance application process for the firm.
Mr. Margolis has closed over $260 million in transactions while at Audubon. These developments were funded by varied sources including 4% Low Income Housing Tax Credits, tax-exempt bonds, private debt financing (including acquisition, predevelopment, construction, and permanent loans), multiple FHA debt executions, HOME Investment Partnership; and multiple sources of local gap financing including DC’s Housing Production Trust Fund, the DC Department of Behavioral Health Operating Subsidy program, and Maryland’s Rental Housing Works program.
Prior to joining Audubon, Mr. Margolis completed related internships in the Investment Sales division of Cassidy Turley (now d.b.a Cushman & Wakefield) and in the Acquisitions department of Penzance Properties. Mr. Margolis received his Bachelor of Science in Management degree specializing in Entrepreneurial Management from Tulane University in 2014. He is an avid outdoorsman and passionate about muay thai kickboxing, live music, and Bernese Mountain Dogs.
