The principals of Audubon Enterprises have over 20 years of experience financing an eclectic variety of asset classes from small retail to institutional sized mixed-use facilities ranging in total development cost from as little as $1 million up to more than $800 million. Audubon has extensive tax credit experience (LIHTC, NMTC and HTC) and has closed on financing from nearly every public capital source available. Audubon maintains a narrow focus on creatively structuring efficient financing for our clients and their partners. Since its founding in 2012, Audubon has been successful in creating and preserving over 2,650 units of mixed income housing across multiple jurisdictions. Audubon has closed more than $550MM in development financing since 2015.

MAJOR ACCOMPLISHMENTS

  • Closed on more than $641MM total development financing across 16 LIHTC transactions and many affordable non-LIHTC transactions;
  • Utilized New Markets Tax Credit Allocation
  • Closed on more than 15 Tax-Exempt Bond Financings issued by local housing finance agencies,
  • Secured and negotiated 50+ financing commitments from capital sources
  • Successfully completed three (3) Planned Unit Development processes through the Zoning Commission
  • Combined Low Income Housing Tax Credits & Historic Tax Credits
  • Secured financing for more than 2,650 multifamily units (80% of which are rent/income restricted)
  • Raised and closed on Tax Credit Equity Capital for 15+ transactions
  • Worked with transactions that required the creation of exit strategies at Year 15 and the understanding of federal housing law
